If you have an emergency* for example, a boiler breakdown or leak; please find below details of two of the main companies to which we outsource for these requirements. Please be mindful that all of our contractors are external companies. If it is not deemed to be an emergency by the contractor after attending or this is something that would fall under tenant responsibility or misuse, then the tenant may be liable to pay any callout or invoice. We would ask that you still report any emergencies or out of hours call outs via our maintenance tab.

If there is a leak in the house, please isolate the water supply into the property by turning off the stopcock. This is usually found under the water pipe as this enters the house, and in most properties is under the kitchen sink. Please see the below link for helpful information on leaks from Anglian Water, if there is no water coming into the property it could also be a wider spread problem so we would also suggest checking on the Anglian website for any reported issues.

If your boiler is displaying low pressure, we have linked below the webpages for the four most common boiler manufacturers, so you can see how to repressurise the boiler as this is tenant responsibility. If your boiler is not one of these, then a quick Google search will bring up the ‘How to Guide’ for your boiler.

Please also ensure that the thermostat is set to a minimum temperature as this can also be a reason for issues with heating. We have linked below the guides for two of the most used thermostats with UK homes. As above, if your property has a different make of thermostat a Google search should locate a manual for your particular type.

If you away from your home at all please remember to keep your heating on low to avoid pipes freezing and bursting during the colder weather. If you find that you have radiators in the property that are either not getting hot or are partially heating, these may need bleeding which also falls under tenant responsibility. If you can please refer to the below link which details how to do this:

If there is no gas supply to the property at all, this will be a supply issue so you will need to contact your gas supplier for assistance. If you smell gas please refer to this website on the next steps to take What To Do in a Gas Emergency – Gas Safe Register

If your electricity trips, we would ask that you check that is not an appliance causing the issue or a power cut before contacting the emergency electricians.

If it has snowed/frozen and you have found the water isn’t coming through or the boiler is not working, you may need to pour hot (not boiling) water on the outside condense pipe coming into the house as this may have frozen over, restricting the water supply into the property and boiler. If you are able to pop some foam or lagging around the pipe it will help with the colder temperatures and any disruption to heating and hot water coming into the property.

Please also ensure that you are checking smoke alarms monthly and that these a dust free as this can set off the sensor and checking that the CO2 alarm is working by pressing the sensor button.

With regards to any washing machine blockages if the machine is not draining, we would ask that you ensure that any filters are not blocked by an errant sock or debris. You may need to manually drain the water, most machines have an access hatch in the front which you will need to put a bowl in front of to drain the house into to then be able to check the filters.
